Today’s Arizona Republic quoted Associated Press, saying, "Prices are expected to bounce back next year…". This is good news to the current owners and sellers of homes in Sun City, Sun City West and Surprise Arizona. The days to sell have also started to drop.

Existing home sales prices are expected to gain 1.8% in 2008.

In addition, the Mortgage Bankers Association, in its June survey, announced that total new home loan applications increased 1.1% last week. This is a leading indicator of home buyer activity. To me it says that potential home buyers are confident we are at or very near the bottom of the price adjustment the resale housing market has experienced over the last two years. This price adjustment was necessary after the super-heated appreciation in 2004-2005.

To summarize, it is my opinion the bottom is now. The time to buy is now. There don’t seem to be any economic reasons to delay your new home purchase if you were waiting for prices to go down.

Fireworks will be everywhere in the west valley tomorrow. Here is a partial list, as reported by the Arizona Republic.

• Avondale: Festivities will be at Phoenix International Raceway, 7602 S Avondal Bl. from 6-10:30pm. Free!
• Buckeye: Clowns and Jugglers, water park. Verrado High School, 20050 W. Indian School Rd from 5:30-10:00pm. Free but there is a $5.00 charge for the water park admission.
• Glendale: Hometown Fourth of July Celebration. Glendale Community College and Sahuaro Ranch Park. The GCC pool will open at 1:00pm free admission. Fireworks at 8:40pm.
• Lake Pleasant Regional Park: $5 per car entry fee. 9-10:000pm
• Litchfield Park: Litchfield Park Community Center. Activities start at 10:00am With the July Splash Bash. Fireworks at 9:00pm
• Peoria: Big doings at the Peoria Sports Complex, plenty of parking, 2 bands, kids fun zone. F16 flyover by pilots from Luke Air Force Base at 7pm. Activities are from 5pm to 10pm, Admission is free for kids 11 or younger, $5.00 for all others.
• Surprise Arizona, Surprise has a Fourth of July party also. (I apologize for the pun).Pool party at the Aguatic Center $6.00. Fireworks at 9pm.
